Finding your property

Our property search page will be going live shortly. In the mean time please call us on 01933 271270 or email us as we are adding new properties all the time. We’d be delighted to hear about the kind of accommodation you have in mind and we may well have something that’s just about to become vacant but hasn’t made it onto our website yet.

We’re always happy to arrange viewings in the evening or at the weekend to make it convenient and easy for you. Please just ask if you’d like to see the same property again in case you need to measure up for furniture or to bring family or friends with you.

We believe you’ll find our levels of service way ahead of any other letting agent. And if you’d like to know more about what it’s like renting through us, we can put you in touch with any of our existing tenants who will be glad to share their experiences with you.

Finding your property

Starting your tenancy

The first thing you’ll notice about all our properties are the high standards of cleanliness and finish.

Before we let any home on the market we’ll have thoroughly checked to see if any repairs or decoration are required. In addition it will have been professionally cleaned (not just a whizz round with a hoover!) including all appliances.

We take care of the small but important things too. For instance, new legislation will soon make Carbon Monoxide detectors compulsory – we’ve insisted on installing them in all our properties for years.

Normally we require referencing fees, a deposit and 1 month’s rent to secure the property. You’ll then need to sign a Short-Term Tenancy Agreement (AST). When moving in you’ll receive a detailed written and video inventory – please take your time to check it thoroughly and don’t hesitate to point out anything you think needs addressing.

And don’t worry, we take care of notifying utility providers and local authorities, giving you one less thing to think about. Plus we give all our tenants one of our moving-in goodie bags, containing a selection of essentials and treats to get you off to a great start.

Most tenancies are for 6 or 12 months but we’ll always be flexible and take into account your individual circumstances if a different term is better for you. For short term tenancies, as an example where someone is relocating for work, we will be glad to help with providing stop-gap furniture, crockery and cutlery.

During Your Tenancy

We regard our landlords’ properties and our own as an investment, recognising that high standards are beneficial for both us and our tenants.

That’s why we always act quickly to any calls from you regarding maintenance or repairs. You’ll have a 24/7 contact number for emergencies and we have a network of experienced tradespeople to guarantee a rapid response. Plus, unlike other agents, we don’t expect you to bear the cost of any emergency repairs and then have to claim it back later.

We want our tenants to feel they can contact us about any property concerns no matter how small and aim to deal with it fairly, promptly and with a minimum of fuss.

For routine repairs and boiler servicing we’ll provide 24 hours notice before visiting the property. However we’ll always be flexible about times and days if a particular time is inconvenient for you.

For longer tenancies we’ll always consider your requests for adding those personal touches such as different carpets or a new colour scheme to the paintwork. The cost for this would normally be down to the tenant and would have to meet our own high standards of workmanship. Just call us to discuss your ideas.

If you start to outgrow the property or need something different, again just get in touch and we’ll do our best to find a home that suits your plans for the future.

Leaving the property

When you’re ready to move on we’ll again organise all the meter readings and notify all the utility suppliers and local authorities for you.

Together with you we’ll carry out our pre-departure inspection, using the original inventory as a guide. We’ll then establish if any repairs need to be carried out and whose responsibility they are.

Once everything’s agreed and you’ve moved out, we’ll immediately notify our Deposit Scheme Protection partners to ensure you receive your deposit as quickly as possible.
